Terms & Conditions
1. About us
HouseToHome Capital (“we”, “us”) runs an online portal where members can fund an account and take part in the purchase and sale of houses and cars (“listings”). The service is operated by House To Home Capital, whose main office is at 4, rue Edward Steichen, L-2540 Luxembourg (Kirchberg, Luxembourg City, Luxembourg). By creating an account or using the portal you agree to these Terms. If you do not agree, do not use the service.
We are not a bank. Nothing on this site is personal financial, tax or legal advice. Decide for yourself, and get independent advice if you are unsure.
2. Who can use the service
- You must be at least 18 years old and able to enter a binding contract.
- You must be allowed to use a service like this under the laws where you live. You are responsible for checking this.
- You may have one account only. You must register with a valid referral code from an existing member, a real email address and a real phone number.
- Everything you tell us must be true and kept up to date.
3. Your account
- Keep your password private. Anything done while logged in to your account is treated as done by you. Tell us at once through Contact Support if you think someone else has your password.
- Your nickname is only a display name you choose. Your legal name is the name on your identity document (see section 4).
- We may sign you out, limit or suspend an account that looks unsafe, breaks these Terms or is needed for a legal reason (see sections 12 and 15).
4. Identity verification
- Before your first withdrawal you must complete identity verification: your full legal name, the front and back of a government ID, and a selfie.
- We may reject documents that are unclear, altered or do not match. We will tell you the reason so you can upload them again.
- Once your identity is approved your legal name is locked and cannot be changed in the app. If it is wrong, contact support.
- We keep your documents safe and use them only for verification, security and legal duties (section 14).
5. Deposits
- You add money by sending supported crypto (currently USDT, USDC, ETH or BTC) to the address and network shown inside your logged-in portal. Only use the address shown in the portal. Never send to an address from a message, email or any other site.
- Send on the correct network. Money sent on the wrong network, to a wrong address or in an unsupported coin can be lost, and we cannot promise to recover it.
- A deposit counts only after we check it and accept it. We may credit the amount we actually received, which can be different from the amount you typed. We may reject a deposit.
- Fake, duplicate or mistaken deposits. If a deposit was accepted by mistake, for example the payment proof was false, the payment was already counted or only part arrived, we may take the amount back, in full or in part, from your balance. You agree to this. A deposit that was used to repay a loan can be reversed only in full.
- Network fees you pay to send crypto are your own cost.
6. Wallets and monthly interest
- Your money is shown in wallets: Main Wallet (available), Funding Wallet (money set aside to invest) and Investing (money inside a listing).
- Money you move into the Funding Wallet is locked for 30 days from the day you move it, and returns to the Main Wallet only after the lock ends. Principal that comes back from a listing keeps its original lock.
- The portal currently adds 3% monthly interest to the eligible balance in each 30-day period. The rate and the way it is worked out are shown in the app and we may change them for the future with notice (section 15).
7. Investing in houses and cars
- Each listing shows its value, the amount still open, and its own minimum investment (usually $1,000 for houses and $500 for cars, but always check the listing).
- You invest from your Funding Wallet. You can add more while the listing is open, up to the amount that remains. A listing that becomes fully funded waits for the sale.
- Before a listing is closed you can redeem your investment. You then get your principal back into your Funding Wallet, without any profit, and it keeps its original 30-day lock.
- You do not own the house or car itself. You take part in the result of its sale as described in section 8.
8. Profit, claiming and auto-claim
- When we close the sale of a listing, each member’s profit is worked out once from the total amount that member invested in that listing, using these tiers:
Total you invested in the listing Profit rate Up to $50,000 10% $50,001 – $100,000 12% $100,001 – $200,000 14% $200,001 – $500,000 16% Over $500,000 20% - Profit is paid only when the sale is closed. Nobody can tell you in advance when a house or car will sell. A sale can take longer than expected.
- After a sale closes you can claim in the portal. Your principal returns to the Funding Wallet (with its lock) and your profit goes to the Main Wallet.
- Auto-claim. If you have not claimed within 7 days of the sale closing, we claim for you automatically and send you a notification. The portal shows how many days are left. If a closed listing is removed from the portal, anyone who has not yet claimed is paid in the same way first.
9. Withdrawals
- You can ask to withdraw money from your Main Wallet to a crypto wallet address you give us. Check the address carefully: a transfer sent to the address you typed cannot be undone.
- Your first withdrawal needs approved identity verification (section 4).
- We review each request by hand. After we accept it we send the transfer and record its reference. This can take some time.
- A request can be cancelled by us (for example for security or a mismatch). The amount is then returned to your Main Wallet.
- You cannot withdraw while you owe on a loan (section 10).
10. Loans
- Loans are optional and are decided by us case by case. We may refuse any request.
- Size: from $3,000 to $50,000 each. You must have deposited at least $300 of your own money. The most you may owe in total is 10 times your net deposits (deposits minus any reversed deposits; profit and bonuses do not count), and never more than $50,000. You can take another loan as long as what you owe stays under your limit.
- Interest: 5% per month on the unpaid loan, for up to 12 months. After 12 months interest stops growing. Paying back early means paying less interest. There is no fixed monthly payment.
- Repaying: every new deposit you make first repays your oldest loan (interest first, then the loan). You can also repay from your Main Wallet, but only from your own deposited money, not from profit, interest or bonuses.
- While you owe: you cannot withdraw. If a loan is still unpaid after one year you cannot invest again until it is repaid.
- Only borrow what you can repay. Borrowing to invest increases your risk (section 13).
11. Referrals and bonuses
- Every member has a personal referral code. Referral commissions, welcome bonuses and new-user bonuses are one-time rewards with the conditions shown in the portal (for example a minimum amount of qualifying funding and an approved deposit). They are claimed by you in the app.
- We may refuse or take back a reward if it was obtained by false accounts, self-referral, fake deposits or other misuse.
- The amounts and conditions may change for the future.
12. Rules of use
You agree not to:
- open more than one account, use a false identity, or use someone else’s documents or money;
- submit fake or edited payment proofs, or submit the same payment twice;
- use the service for money laundering, fraud, or to hide money from the law;
- attack, overload or try to break into the portal, or use bots to bypass limits;
- abuse or threaten our team or other members.
If you break these rules we may reverse deposits and rewards, hold or refuse withdrawals while we investigate, ban the account, and report the matter to the authorities where the law asks or allows us to.
13. Risk warning
- Property and vehicle sales are uncertain. A sale can be late, can sell for less than expected, or may not happen. Only invest money you can afford to have locked up.
- Crypto prices can change quickly. Transfers on blockchains cannot be reversed.
- Past results do not promise future results. We do not promise any profit, interest rate or date except where this page says that we will do a specific thing.
- Borrowing makes losses bigger because the loan and its interest must be repaid either way.
14. Privacy and your data
- What we collect: your name, nickname, email, phone, password (stored scrambled, never in plain text), referral details, identity documents and selfie, your deposits, withdrawals, loans and investments, messages with support, and technical details such as IP address, approximate country, device and browser.
- Why: to run your account, check your identity, keep the service safe, prevent fraud, answer your questions, send you account notifications, and follow the law.
- Notifications: we show account updates in the app and may email them to your registered address (for example when a deposit is accepted or a withdrawal is sent).
- Who sees it: our authorised team, only as needed for their work. We do not sell your data. We share it only with providers who help us run the service (for example email delivery) or with authorities when the law requires.
- Keeping it: we keep financial and verification records for as long as the law and our legitimate needs require, even after an account is closed.
- Your choices: you can ask to see or correct your data through Contact Support. Some records cannot be deleted because the law requires us to keep them.
15. Changes, suspension and ending
- We may update these Terms, rates, limits and features. We will show the new version in the portal and ask existing members to accept it. If you do not accept, stop using the service and withdraw your available money.
- We may pause the service for maintenance or security. We may suspend or end an account for the reasons in section 12 or where the law requires. Money owed to you that is not affected by an investigation or the law will be paid out.
- You may stop using the service at any time after repaying any loan.
16. Liability, law and contact
- We take reasonable care, but as far as the law allows we are not responsible for losses caused by things outside our control (for example blockchain delays or failures, wrong addresses you entered, or someone who learned your password because it was not kept private), or for indirect losses. Nothing here limits any right you have that the law does not let us limit.
- These Terms are governed by the laws of the Grand Duchy of Luxembourg, and disputes are decided by the courts of Luxembourg City, unless the law of the country where you live gives you a right to use your own courts or protects you in another way that we cannot change. Before any formal step, please first contact us through Contact Support so we can try to solve it together.
- If any part of these Terms is found invalid, the rest still applies.
